GUEST LICENSE AGREEMENT 
MANAGEMENTGuest understands that Folly Beach Rental and Sales, LLC is solely acting as the rental agent and does not own the property.

RULES
Guest agrees and understands that charges will be assessed and possible termination of occupancy may occur if the following are not adhered to:
    1.  Agrees not to move furniture
    2.  Agrees not to bring pets (except to pet friendly rental units)
    3.  Agrees to leave house clean (take out trash, clean dishes and refrigerator, remove bed linens, sweep)
    4.  Agrees to follow Folly Beach guidelines for garbage pick-up
    5.  Agrees to let management enter property for repairs
    6.  NO PARTIES.  Having house parties of any kind will result in immediate termination of rental agreement with no refunds issued. 
    7.  Agrees not to have occupancy of more guests than listed on reservation agreement
    8.  Agrees and understands that reservation is secured with a credit card from a member of the rental party.  The secured credit card for the reservation is subject to additional charges which may arise due to damages or excessive cleaning on behalf of the rental party.
    9.  NO SMOKING/PETS, except in smoker/pet friendly rental units

SIGNATURE
Guest agrees that by signing this agreement they are giving Folly Beach Rental and Sales, LLC, permission to charge their credit card on file for rental payments and additional charges which may be assessed due to damages, repairs, excessive cleaning and any other fees which may be required after tenancy.  Signature also signifies that guest agrees to all terms, rules and regulations listed in the Guest License Agreement and the Reservations page.

AGE REQUIREMENTYou must be a minimum of 25 years of age to rent property from Folly Beach Rental and Sales, LLC.  The renter who makes the reservation must be present at the rental property during the rental period.  Rentals obtained to turn over to younger groups, or rentals not occupied by the renter on file, will result in immediate voiding of the rental agreement with no refunds issued.  Failure to comply with the age requirement and obtaining a reservation under false pretense will result in forfeiture of payments made and you will be evicted from the rental property.

CANCELLATION:
  All reservations cancelled 60 days prior to arrival will incur a $100.00 cancellation fee.  Requests for cancellation must be in writing and mailed or faxed to Folly Beach Rental and Sales, LLC.  Reservations cancelled within 60 days of arrival will forfeit half of the balance of the total rental rate.  Cancellation by renters due to impending storms, inclement weather or other acts of God are not eligible for refunds.  Only if a mandatory evacuation order is given to all coastal regions of South Carolina by the Governor of South Carolina, will any refund be given, and the refund will be given only for unused days of the reservation. 

DICLOSURE:
  All properties managed by Folly Beach Rental and Sales, LLC, are privately owned and rented on behalf of the property owner, subject to the provisions of the Rental Agreement. 

INDEMNIFICATION:
  Every effort has been made to ensure accuracy on our website, in our brochures and any other printed or visual materials.  Rates, property description and rental conditions are subject to change without notice.  However, we reserve the right to make necessary changes or corrections to this agreement at our discretion.  Guest agrees not to hold Folly Beach Rental and Sales, LLC, responsible for his or her personal property, personal injury due to negligence or injury due to conditions of the property not known to Folly Beach Rental and Sales, LLC.

TAXES AND FEES:
   Guest agrees to pay 11.5% in taxes and a reservation fee of $50.00.  Guest also agrees that in order for the reservation to be valid, One hundred dollars ($100.00) will be charged to the credit card at the time of the reservation to reserve the unit for the Guest.  This charge will be applied to the total rental amount.  The credit card information will be kept on file for any additional charges which may occur during tenancy.

REPAIRS AND MISSING ITEMS
Guest agrees that assessments will be made against the credit card on file
should any damages, beyond normal wear and tear, occur during their tenancy.  Excessive cleaning, repairs, missing linens or missing items belonging to the rental unit will also be charged against the credit card on file with the 3% credit card transaction fee included.

PAYMENT:
  Guest agrees that a 50% downpayment is required upon the signing and returning of this agreement.  Agreement must be returned within 7 days of making reservation.  Final payment of balance is due thirty (30) days prior to arrival.  If final payment is not received 30 days prior to arrival, guest agrees that final payment will be charged to credit card given at time of reservation.

MODE OF PAYMENT:
  Payments are to be made to Folly Beach Rental and Sales, LLC, and sent to PO Box 946 Folly Beach, SC 29439.  We accept the following modes of payment:  Check, Money Order, Cash, Master Card, Visa, Discover and American Express.  We do not accept foreign currency nor checks from banks outside of the United States of America.

REPAIRS:
  Guest agrees and understands that no refunds nor adjustments will be made due to any equipment or appliance malfunction.  Folly Beach Rental and Sales, LLC, will make every effort to have repairs made as quickly as possible.  However, if any reported repair problem has been made and the contractor/service personnel finds nothing wrong, then the Guest/Tenant will be responsible for the full amount of payment of the service call.

LINENS:   Linens (bath towels, kitchen towels, hand towels, wash cloths, pillow cases and bed sheets) are included in the cost of each rental.  Any linens missing after guest tenancy will be charged against the credit card on file, plus, an additional 3% of amount to cover credit card transaction fees.

RESPONSIBILITY:
  Guest agrees and understands that by signing this agreement, he or she is solely responsible for the actions and damages incurred by all members or guests of the rental party.  Guest further understands and agrees that any repairs or extra cleaning resulting from contracted guest and members of his or her party will be charged to the credit card on file, with an additional 3% of the amount to cover credit card transaction fees. 

RENT INCLUDES
Rent for all properties includes the following:  Linens, Bath and Kitchen Towels, Taxes, Administrative Fee, Cleaning Fees.
